Concrete Replacement Costs Thousands. A Protective Coating Helps You Avoid It.

  • Why do you need concrete coatings? After 5-10 years, your concrete will have cracks and pitting from wear and tear and being exposed to Colorado’s freeze cycles. A residential garage replacement could be $4,000-$10,000, and a commercial replacement could be tens of thousands of dollars. Plus, demolition, disposal, time, and your floors are still vulnerable.

  • What we do: We offer a range of professional concrete flooring solutions, from industrial-grade surface preparation to decorative finishes. Each service is designed to protect, enhance, or prepare concrete based on how the space is used.

  • How it works: Our service blocks moisture, oil, salt, and chemicals from ruining your concrete. It also prevents dusting, and reduces cracks caused by degradation.

Why DIY epoxy usually doesn’t work out (and the professionals get called later)

1. Lack of Proper Preparation. Most DIY epoxy floors fail because the concrete isn’t properly prepared. Cleaning and acid etching aren’t enough—concrete needs mechanical grinding to create a strong bond. Without it, coatings sit on the surface and often peel or bubble within months.

2. The Epoxy isn’t High-Quality. DIY kits also use thinner, low-solids materials designed for convenience, not durability. Professional systems use industrial-grade coatings and multi-layer applications that chemically bond to the concrete. The difference is similar to wall paint versus an industrial floor coating.

3. Moisture is another common issue. Concrete naturally releases moisture, and if it isn’t tested or managed, that moisture becomes trapped under the coating. This causes bubbling, lifting, or delamination—something most DIY kits don’t account for.

4. Application timing matters. Epoxy reacts to temperature and humidity and has a limited working time. Uneven application, curing issues, and visible roller marks are common DIY problems—and once epoxy cures incorrectly, it has to be ground off to fix.

5. The Cost. When DIY floors fail, repairs usually cost more than professional installation. Removing failed coatings often damages the concrete, which is why many homeowners call professionals like Visionary Floors after the fact.
